Homes for Sale in Dover, Ohio

Dover sits right next to New Philadelphia along the Tuscarawas River, and it has its own personality: a busy downtown, its own city schools, and some of the prettiest older homes in the county. Here’s my honest take on buying here.

LIVING IN DOVER

What It’s Like to Live in Dover

Dover feels like a classic Ohio river town. Downtown has local shops and restaurants, and the neighborhoods around it are full of tree-lined blocks with older homes. Cleveland Clinic Union Hospital is here too, which is a big employer and a real plus if you want health care close by.

Dover and New Philadelphia sit side by side, and people go back and forth between them every day. They share a lot, but each has its own school district, its own downtown, and its own feel. If you’re house hunting, look at both and see which one fits.

Neighborhoods and Housing in Dover

Dover has a lot of solid older housing. Near downtown and along the main residential streets you’ll find two-story homes from the late 1800s and early 1900s, some of them real Victorian showpieces. Further out, there are mid-century ranches, newer homes in subdivisions, and properties with more land as you head toward the townships and Strasburg to the north.

Because Dover sits along the Tuscarawas River, some lower-lying streets are closer to the water than others. That’s not a dealbreaker, but it’s something to check on every house you like.

Older in-town streets

Big porches, high ceilings, and character. Plan your inspection around the age of the house: roof, foundation, wiring, and plumbing.

Ranches and newer homes

Easier upkeep and one-floor living. These tend to get a lot of interest from first-time buyers and people downsizing.

Out toward the townships

More yard, more privacy, and sometimes well and septic. Confirm utilities and the school district for the exact address.

Schools and Getting Around

Schools

The city is served by Dover City Schools. Dover is also close to Buckeye Career Center in New Philadelphia and Kent State University at Tuscarawas.

District lines don’t always match the mailing address, so if schools matter to you, confirm the district for the exact property before you buy.

Commute and distances

I-77 runs along the edge of town, so Canton is roughly half an hour north. New Philadelphia is just a few minutes south, and State Route 39 heads west toward Sugarcreek and Holmes County.

The Census puts the average Dover commute at about 22 minutes.

Local Highlights

Some Dover spots I send visitors to:

Reeves Victorian Home

The J.E. Reeves Victorian Home and Carriage House Museum on East Iron Avenue is a great look at the city’s history, with tours in season.

Warther Museum & Gardens

Ernest “Mooney” Warther’s hand-carved steam engines are on display at the museum on Karl Avenue. It’s one of those places locals take every out-of-town guest.

The Tuscarawas River viewed from Wooster Avenue in Dover, Ohio

The Tuscarawas River

The river runs right through town, and it’s part of why Dover grew where it did. It’s also a good reason to check flood maps when you shop.

Buyer Tips for Dover

Know your inspection list

With older homes, I like to see a sewer line scope and a close look at the roof, foundation, and electrical panel.

Check the flood map

Homes near the river or creeks can be in a flood zone, which can affect insurance. Look before you offer.

Compare taxes by address

Dover and New Philadelphia have different school districts and levies, so two similar homes can have different tax bills. The county auditor’s site shows taxes for each parcel.
