Homes for Sale in New Philadelphia, Ohio
New Philadelphia is the county seat of Tuscarawas County, and it’s where a lot of my buyers start their search. Here’s what it’s actually like to live here, where people buy, and what I’d want you to know before you make an offer.
LIVING IN NEW PHILADELPHIA
What It’s Like to Live in New Philadelphia
“New Phila,” as most of us call it, is a real small city. You’ve got the courthouse square downtown, local restaurants and shops, Kent State University at Tuscarawas on the north side of town, and city parks within a short drive of almost every neighborhood. It sits right on I-77, so getting in and out is easy.
It’s also right next to Dover. The two cities run into each other, so plenty of people live in one and work, shop, or go to church in the other. If you’re looking here, it usually makes sense to look at both.

The typical home sold in 34 days for about 99% of its list price (residential sales, Nov 7, 2025 – Nov 2, 2026, MLS Now). For the county-wide numbers, see my Tuscarawas Market Update.
Neighborhoods and Housing in New Philadelphia
Most of the housing here is older and well built. Close to downtown you’ll see two-story homes from the early 1900s, brick and frame, with front porches and detached garages off the alley. As you move out toward the edges of town, it shifts to mid-century ranches, split-levels, and some newer subdivisions. Just outside the city limits, the townships give you room to spread out, with homes on an acre or more.
If you want a feel for a country property near town, take a look at this New Philadelphia home tour with 1.5 acres and a big detached garage.
Near downtown
Walkable to the square, older homes with character. Budget for updates on things like wiring, windows, and the furnace.
Edges of town
Ranches and split-levels on quieter streets. A popular choice for first-time buyers and people who want one-floor living.
Just outside the city
More land and more privacy. Ask early about well, septic, and which school district the address falls in.
Schools and Getting Around
Schools
Most of the city is served by New Philadelphia City Schools. Tuscarawas Central Catholic is also in town, and Buckeye Career Center offers career-technical programs for students from across the county.
Homes just outside the city can fall in a different district, so confirm the district for the exact address. School levies affect your tax bill too. I broke down the New Philadelphia school levy results if you want the background.
Commute and distances
I-77 runs right past town. Canton is roughly 30–40 minutes north, and Dover is just a few minutes away. US-250 heads east toward Uhrichsville and Dennison, and State Route 39 connects you west toward Sugarcreek and Amish country.
The Census puts the average commute for New Philadelphia workers at about 20 minutes, so most people work close to home.
Local Highlights
A few of the things that make people feel at home here:

Downtown and the square
The courthouse square is the heart of town, with local restaurants, shops, and events through the year.
Schoenbrunn Village
The rebuilt 1772 Moravian mission village is on the east side of town. Every summer, the outdoor drama Trumpet in the Land plays at the Schoenbrunn Amphitheatre next door.
Tuscora Park and Kent State
Tuscora Park is a city favorite for families, with its carousel and summer rides. Kent State University at Tuscarawas brings classes, events, and a performing arts center to town.
Buyer Tips for New Philadelphia
Get pre-approved first
Sellers here take a pre-approved offer more seriously. Here’s how pre-approval works.
Look past staging
Older homes can hide old wiring, roof wear, or basement moisture. My open house checklist for New Philadelphia shows what I check.
Check the flood map
Parts of town near the Tuscarawas River and creeks can be in a flood zone. Look it up before you offer, because it can change your insurance cost.
